Rockwall, TX Roofing — Where the Median House Went Up in 2003 and the Hail Comes Down Big

Rockwall is a lake town before it is anything else. The city sits on the eastern shore of Lake Ray Hubbard, about twenty miles northeast of downtown Dallas and just north of I-30, and it is the seat of the smallest county in Texas — Rockwall County covers only 148.9 square miles. Some 47,251 people lived here at the 2020 census, up from 37,490 in 2010, and close to 98 percent of them live in what the Census Bureau classes as urban area. There is almost no rural edge to this place; it is subdivisions nearly to the county line.

Subdivisions get built in batches, and that is the whole story of roofing here. Of roughly 19,328 housing units in the city, about 35 percent went up between 2000 and 2009, 15 percent in the 1990s and 14 percent in the 1980s — 73 percent of the city’s housing predates 2010, and 78 percent of it is detached single-family. The median year of construction, city-wide, is 2003.

So the median Rockwall house is twenty-three years old, almost all of it is asphalt shingle, and a great deal of it still wears the covering the builder put on — a roof at or past a normal first life, sitting under one of the harder hail corridors in the country.

Cities that grow steadily replace their roofs steadily; cities that grow in a rush replace them in a rush. Rockwall did the second thing — 6,829 homes built in the 2000s alone, and 2,925 more in the 1990s. Streets platted, framed and shingled inside the same eighteen months reach the end of the same shingle warranty inside the same eighteen months. So the question on a Rockwall driveway is rarely just whether a roof is damaged. It is how much life it had left before the storm, and how much it has now.

What North Texas Hail Actually Does to a Roof Here

Texas leads the country for hail, and not narrowly. Working straight from NOAA’s Storm Events database for 2015 through 2025, Texas logged 14,072 hail reports; Kansas, next on the list, logged 8,265. Rockwall sits inside that corridor, on the side of the Metroplex spring supercells tend to exit across.

The county’s own entry in that database is short but severe: 30 hail reports across 13 separate hail days in eleven years, and 26 of the 30 — roughly seven in eight — were an inch across or larger. An inch is quarter size, about where asphalt shingles start taking damage that matters. Twelve reports were golf ball or bigger. The largest measured four inches, softball, at Rockwall on 11 April 2016; 11 June 2023 brought baseball-sized stones at 2.75 inches.

Read that record carefully, though, because a small report count is misleading here. Rockwall is the smallest county in Texas, with correspondingly few spotters filing reports — a storm can work over a subdivision and never produce an entry. Collin County, immediately north, logged 105 golf-ball-or-larger reports over the same eleven years. The Rockwall record is thin, not quiet. What it tells you reliably is severity: when it hails in this county, it hails big.

The damage is usually less dramatic than homeowners picture. Hail rarely punches through a shingle. It bruises the asphalt mat underneath and knocks loose the granules shielding that mat from sunlight, and once the granules are gone the asphalt starts cooking. That is how a roof looks fine from the driveway and still loses years of life in twenty minutes.

Wind, and the Storms That Have Actually Touched Down Here

Hail gets the attention; wind does a quieter kind of damage. NOAA logged 16 severe wind events in Rockwall County between 2015 and 2025, in nine of those eleven years, with the strongest recorded gust at 75 knots — about 86 mph. Five tornadoes touched down in the county over the same period, including an EF2 near Lake Ray Hubbard on 26 December 2015 and two EF1s near Rockwall on 20 October 2019.

Wind works a roof’s perimeter rather than its middle — rake boards, eave line, ridge, and the bottom course on the starter strip. A sealant strip pried up once never bonds back down, so a whole slope can sit unsealed with not one shingle visibly missing. And Then the Heat, Between Storms

Rockwall’s climate is humid subtropical, and the same NOAA record that counts the hail counts 34 heat events, 13 excessive heat events and 20 drought events in the county over those eleven years. Every one is a day of ultraviolet light and thermal cycling working on a mat that may already be short on granules — the quiet reason a roof that shrugged off one hail season sometimes cannot shrug off the next.

Finding the Leak Before the Ceiling Does

By the time a brown ring shows on a bedroom ceiling, water has been getting in for a while. The earlier signs are duller: grit washing out of the downspout onto the drive, a pipe collar split by the sun, a ridge cap standing slightly proud of its neighbors, a pinprick of daylight through the attic sheathing.

Almost nothing we repair in Rockwall is exotic. Nearly all of it is roof repair and roof leak repair at a spot any competent roofer knows to check — a valley, chimney or wall flashing, a boot past its life, a course that slipped in a wind event. Caught there it stays a roofing job; left through one wet North Texas spring it becomes decking, insulation and drywall.

The catch is that a patch has to bond to what is already up there, and a twenty-plus-year-old shingle stripped of its granules offers very little grip. What tips a roof over the line is consistent enough: tabs that snap instead of flexing when lifted, bare mat where the granules used to sit, seal strips holding nowhere along a slope, or a storm that broke far more seals than it removed shingles.

That conversation is running street by street through the 1990s and 2000s sections of the city right now. A full roof replacement is the only moment the ventilation and flashing details that shortened the last roof can actually be corrected — and with attics in this part of Texas running brutally hot, roof ventilation is not the detail to skip. Get it wrong and the new roof inherits the clock the old one was running on.

The town is named after a wall nobody built. Settlers digging a well in 1851 struck a naturally jointed rock formation — a clastic dike — so regular it looked man-made, and when the town was founded on 17 April 1854 the name stuck. The courthouse and the old square on Goliad, Rusk and Fannin still anchor the middle of it.

Around that core: The Harbor on the waterfront, Harry Myers Park, Buffalo Creek Golf Club, Chandlers Landing Marina and Harbor Bay Marina out on the lake, Rockwall Municipal Airport, and two hospitals in Texas Health Presbyterian Hospital Rockwall and Baylor Scott & White Medical Center – Lake Pointe. Median home value here runs around $412,000, which is a lot of house to leave under a covering nobody has been up to look at.
