Conroe Roofing: Tree Damage, Leaks and Roof Replacement in Montgomery County

About forty miles north of Houston the coastal prairie gives out and the pines take over. Conroe is where that happens: the seat of Montgomery County, a city of roughly 114,000 that calls itself the Gateway to the Texas Piney Woods, where a great many roofs sit under mature loblolly and shortleaf pine.

That changes the conversation. In the treeless suburbs north of Dallas the roofing story is hail, and the roof takes its punishment from above. In Conroe it also comes from the side, and from seventy feet up.

Hurricane Beryl made the point on July 8, 2024. The National Hurricane Center’s report on the storm lists a 70-knot gust (about 81 mph) at the Conroe airport, which the National Weather Service’s Houston/Galveston office reports as the highest wind in Montgomery County during Beryl. Widespread fallen trees caused power outages and building damage across the county, and the Weather Service counts three direct deaths in Montgomery County, all caused by falling trees.

Eighty-one miles an hour, a long way from the Gulf, in a city most people file under “far enough from the coast not to worry.”

What the Piney Woods Does to a Roof

Which is why the list we work through on a Conroe roof is not a North Texas list:

• Limb strikes and whole trees. Beryl’s signature damage here was not shingle uplift, it was timber coming down. A pine limb does not scuff a roof, it punches through: broken decking, split rafters, torn ridge.
• Pine needle load. Needles pack valleys and gutters, hold water against the shingle instead of letting it run, and dam up at flashing and pipe boots. Slow, quiet, and very common here.
• Heavy canopy shade. A north slope under thick pine dries slowly after every rain. That is where the dark algae streaking comes from, along with moss in the shaded corners and decking that stays damp.
• Squall-line wind. Beryl is the headline, but the derecho that crossed the Houston area on May 16, 2024 is the reminder that a spring line of storms can do this with no name attached. The National Weather Service estimates it was the strongest wind event to hit downtown Houston since 1983.
• Spring hail. Hailstorms can track along the I-45 corridor through Montgomery County, and NOAA’s Storm Events Database lists at least one hail event in the county in eight of the ten springs (March through May) from 2016 to 2025. We handle hail claims too, but under the pines hail is usually not the main threat.
• Heat, UV and humidity. Long hot summers cook the binder out of a shingle until it goes brittle and sheds granules, and the humidity makes attic ventilation a real question, not a line item on a quote.

Roof Repair in Conroe Often Starts With Something That Fell

Two of the most common roof problems under the pines are “a limb came down on the house” and “there is a stain on the ceiling and I have no idea where it came from.” Often they are the same problem at different stages.

A limb strike is obvious from the yard. What is not obvious is how far the damage travels: bruised shingles either side of the impact, nails backed out, decking that flexed and cracked, flashing that shifted. The ceiling stain is the version where nobody saw the hit.

Finding it means getting on the roof and into the attic and following the water back to where it came in. Once we know the entry point, a proper roof repair is often far smaller than the ceiling makes it look.

Roof Replacement and Conroe’s Building Boom

Conroe grew faster than almost anywhere: the Census Bureau named it the fastest-growing large city in the United States between July 2015 and July 2016, at 7.8 percent, and the city has annexed its way from 52.8 to 74.4 square miles since 2007.

The median Conroe home was built around 2006, which puts the typical roof here at about twenty years old and splits the housing stock three ways:

• Roughly a fifth of Conroe homes went up between 2000 and 2009. Those roofs are sixteen to twenty-five years into Texas heat and sit squarely in the first-replacement window right now.
• Close to a third went up between 2010 and 2019. Those roofs mostly need repair and storm-claim work rather than replacement, unless a tree made the decision for you.
• Then the older core: downtown around the Montgomery County Courthouse square, and mid-century neighborhoods like River Plantation, whose custom homes date to the late 1960s. Older decking, complicated rooflines, sometimes a second layer of shingle to come off.

Storm Damage and the Insurance Conversation

Something nobody explains to Conroe homeowners: the Texas Department of Insurance lists fourteen first-tier coastal counties for the Texas Windstorm Insurance Association, and Montgomery County is not one of them. The WPI-8 windstorm certification required in Galveston or Brazoria does not apply up here, even though Beryl put a hurricane-strength gust on the Conroe airport’s anemometer.

Conroe was a lumber town first, founded in 1881, then an oil town after the 1931 discovery, then an I-45 suburb. It is not a bedroom community and it is not rural. It is a county seat with a real historic downtown wrapped in a fast-growing suburban ring.

Locals navigate by Loop 336, the ring that carries traffic and freight around the outside of downtown; by TX-105 east and west; by SH 242 crossing I-45 at the south edge of town; and by FM 1314, FM 2854 and League Line Road. They orient by the courthouse square, the 1934 Crighton Theatre, W. Goodrich Jones State Forest, and Lake Conroe out west. Most children here go through Conroe ISD.
